Prime Storage Powers Ferry Place Marietta, LLC has filed to convert an existing self-storage site at 1155 Powers Ferry Place in Marietta into a data center.
Marietta is a city in and the county seat of Cobb County, a suburb northwest of Atlanta.
The 10.7-acre site currently contains a one-story concrete building and multiple rows of exterior self-storage units zoned CRC (Community Retail Commercial). The company is looking to rezone to CRC with an additional use to allow for a ‘regional mission critical digital infrastructure’ within an existing commercial self-storage facility.
The site contains a one-story concrete building and multiple rows of exterior self-storage units. The project would see a portion of the existing building converted into a data center and the demolition of most of the exterior self-storage rows to create an infrastructure support area.
“The applicant proposes converting a portion of the existing concrete building on the site into an 18MW data center, with operations taking place inside the existing building,” city documents state. “The exterior portion of the site would be significantly changed, as most of the existing self-storage rows are planned for demolition to make room for an exterior support area. Some portions of the storage structures would remain and be used for service-related functions.”
Exterior mechanical and electrical equipment would be housed within purpose-built enclosures and screened areas designed to reduce noise and visibility and utilize a closed-loop air-cooled system.
Approximately 40 percent of the existing building area will be converted into a data center – totaling around 21,570 sq ft (2,004 sqm) of white space and 15,365 sq ft (1,427 sqm) of grey space, with the remaining 60 percent continuing to operate as self-storage under the current use.
The city zoning commission has recommended approval of the project.
The 100,000-square-foot (9,290 sqm) Pace Warehouse retail building was converted to a self-storage facility in 1996, and additional metal self-storage buildings were added in the former parking lot. The facility has operated as a self-storage site since then.
Real estate firm Prime Group Holdings owns hundreds of self-storage assets in the US through its Prime Storage arm. Earlier this year, the firm announced plans to deploy Edge data centers and battery energy storage systems (BESS) at a number of its storage sites.
The company’s dedicated Edge compute website lists plans for GA10 at 1155 Powers Ferry Place SE. The company lists a possible RFS as soon as Q3 2026.
“The proposal represents a thoughtful adaptive reuse of an existing developed property, introduces a clearly defined and limited critical infrastructure computing use, and incorporates meaningful conditions to address noise, lighting, water use, construction impacts, and compatibility with neighboring properties,” Prime Group said in its application. “Approval will allow the property to continue serving a productive commercial purpose while ensuring that the proposed use is appropriately regulated, transparent, and protective of the surrounding community.”
